Common Seller Qualms and How To Get Through Them

If you're selling a house, you know that there are some common issues that can throw a wrench in your plans. Whether it's not getting enough viewings or just feeling like the whole Alabama land for sale process is moving too slowly—these are the things that can make you feel like throwing in the towel.

But don't! We're here to help. Here are some tips for dealing with these common issues:

Not getting enough property viewings

Ask your estate agent to do more advertising on the internet and in local papers, as this is where most people search for property. They might be able to include a virtual tour of your house, which will help it stand out from other properties that don't have one. You could also consider offering a discount if someone comes to view, as this will encourage more people to see your house.

Getting viewings but no offers

If you're getting lots of viewings but no offers, it's likely you need some guidance on how much you should be asking for. A good place to start is by getting an independent valuation done by an accredited valuer with experience in your area. This will give you an idea of what other properties in the area have sold for recently, which gives you a good comparison point when pricing yours out at the next open day!

Slow sale progress

If you don't know why your home isn't selling quickly, you should ask your agent for advice on how to fix it. Your agent may recommend lowering the price or making some cosmetic changes to the property (such as repainting or adding new flooring).

Sale falls through

When this happens, it's important to remember that there is nothing wrong with you as a seller or buyer. It just wasn't meant to be! You should try again by finding another property or buyer who might be interested in what you have to offer.

Chain collapse

This occurs when one party in a chain of buyers backs out of the purchase without informing everyone else in the chain about their decision beforehand. This can cause all other parties in the chain (including yourself) great difficulty if they were relying on that person’s ability to pay before proceeding with their own purchases/mortgages etc...

Buyer trying to reduce offer

A buyer might want to negotiate a reduction in the price of your house, but you don't have to accept a reduced offer. If you're not happy with the first offer and the buyer is keen to buy the property, they'll come back with another offer. If they're not willing to do that, then it's probably time to start looking for a new buyer!

Sometimes, the big ticket items we dream about—like a home, a car or a big vacation—seem permanently beyond our financial capabilities. But that’s usually not the case. Saving for a down payment on a home or a new set of wheels often comes down to cutting back on small expenditures that quickly add up to build your nest egg. Here are several easy ways to spend less and save more.

Make your own coffee. 

Are you a regular at your local coffee shop? You might be spending more than you think on your daily caffeine fix, especially if your particular poison is on the fancy side with flavored syrups and whipped cream. Save money by investing in a good thermal coffee cup and brewing your own coffee at home.

Use the library.

Got a book addiction? While there are far worse habits, buying new books all the time can add up. Start frequenting your local library for physical and audio books, as well as DVDs, which can allow you to cut back on your streaming services.

Streaming services.

Speaking of, it may be time to take inventory of the services you subscribe to, including cable television if that’s in the mix. Evaluate what programs really matter to you and do away with the rest.

Stop buying clothes. 

If your closet is filled with nearly brand-new items that you hardly wear, it may be time to evaluate how much you spend on new clothing. While it can be tempting to have the latest styles, focus on what you really need, and put that money towards your savings instead.

Get smart about food.

There are several steps you can take to reduce food costs. Cut back on pricey takeout by making a meal plan for the week and shopping only for those ingredients. Better yet, build your meal plan around the items you already have in your freezer and pantry. Keep in mind that processed foods generally cost more than whole foods and, at all costs, try to avoid impulse grocery shopping.

Exercise at home. 

If you have a gym membership that you actually use, great. But if you haven’t been to the gym in several months, then it’s probably a good idea to cancel your membership and create a work-out routine at home. Use online videos or apps to kick your fitness routine into high gear.

5 Bank Accounts Every Family Should Have

 

Having all of your family’s money in one bank account can make keeping track of your money easier, but it might not help your family meet its financial goals.

Instead of one big fund for everything — such as a checking account — you might be better equipped to meet several small financial goals with multiple bank accounts. If you’re smart about them, you might also save on fees and make more money off of your money.

Here are five bank accounts every family should have:

1. Regular savings.

This is an account to hold money in and only use when needed. You can attach a goal to it, such as saving for a down payment on a house or a family vacation, or it can just sit around for life’s unexpected expenses. Try to save up to three months of living expenses in this fund in case of a short-term emergency.

2. Emergency savings.

This account should be used as a last resort and is for big emergencies, such as losing a job and having enough money set aside for 6 – 12 months of living expenses.

3. Joint checking account.

This is used to pay your regular bills and other family expenses, though not medical bills, which we’ll get to soon. It’s an account you probably already have and is where most of your income should go before it’s used to pay bills or moved to other accounts. This account should at least cover your monthly expenses.

4. Spousal checking accounts.

Each spouse should have their own checking account so that they can buy something however they see fit. The amount shouldn’t be a secret from the other spouse, and it can be used as “fun money.” If everything else in your budget has been paid for, the money in this account is each person’s spot to use as they’d like to.

5. Health Savings Account.

Also called an HSA, this is a tax-free account to hold money for medical expenses, from prescriptions to hospital stays. There are some rules to understand before using an HSA, so ask your Human Resources department at work or search online for details. If you’re spending a few thousand dollars a year on your family’s medical costs, a tax-free HSA can make it less expensive.

How much money you put into these accounts is up to you, but do yourself a favor and make it easy by using direct deposit so that a specified amount of money is automatically deposited into each account each month.
