IT'S A GREAT TIME TO BUY A LUXURY HOME



It’s a Better Time to Buy Than 10 Years Ago

 
TIME TO BUY- A strong economy, low unemployment, low mortgage rates, and alluring mortgage rates are making it a great time to buy a home, according to a newly released report from LendingTree, an online financial services marketplace. The amount of income that buyers spent on their mortgage payments also dropped from 2010 through 2019, despite higher home prices.
“If you are in a point in your life where you’re considering buying a home today, it’s a better time to buy than 10 years ago,” Tendayi Kapfidze, LendingTree’s chief economist, told realtor.com®. “If you can get a mortgage, you’re getting much lower interest rates, and it enables you to afford more. But that also means that you’re competing with more buyers, who are bidding up the prices.”

TIME TO BUY- Indeed, median sales prices jumped 53.5% between early 2012 and summer 2019, according to realtor.com®. But a decrease in average mortgage rates—by more than a percentage point from the start of the decade—is helping to offset some of that uptick. Mortgage rates have dropped from 5.09% to 3.74% during that time period. That drop could save borrowers hundreds of dollars a year to tens of thousands over the life of the loan, realtor.com® reports.
Since the Great Recession, borrowers are being more responsible too, Kapfidze says. They’re “much healthier financially than they were 10 years ago,” Kapfidze says. “One reason is because of low mortgage rates. If you refinance, [you can] reduce your monthly mortgage payments.”
Homeowners are also sitting on more equity. In 2012, nationwide equity reached a low of $8.2 trillion. In 2019, it grew to about $18.7 trillion.

HOME SELLING- One of the hardest parts of selling your home is all the unknowns: Who will buy your place, and for how much? How long will it take? 'You should always list your home in the spring'

Common knowledge says home-buying season starts in the spring and goes through the fall. Not true, says Melisa Aponte, a real estate agent with the Keyes Group in Miami, FL.
'January is a great listing month,' she points out. 'People are back from the holidays and ready to start looking.'
Besides, when it comes to deciding when to list a home, there are two sides to the coin. Busier times mean more buyers, but also more sellers and more competition. Listing your home when inventory is low could snag the right buyer quickly. Life is unpredictable, and there will always be buyers looking in the 'off season,' too.

 

'You'll find your buyer at an open house'

Home Selling- Open houses are exciting, akin to a debutante ball where your home makes its fresh-faced appearance to scads of suitors all at once. And that's fine, but don't expect this to be the venue where you find 'the one' who makes an offer. Serious home buyers will more often request a private one-on-one showing instead.
Of course, you don't want to skip the open house entirely. It's a great way for people to browse, and hey, you never know. Maybe your looky-loo neighbor has a family member who would love to buy your place after all. But it's time to let go of the idea that an open house is a key step on the road to your ultimate buyer.

 

'You can save money by paying less in commission'

Home Selling- Reluctant to fork over the 6% commission that real estate agents typically request to sell your home? Sure, that may seem like a lot of money, but what you might not realize is just how much work an agent does behind the scenes.
'A lot of people don't understand that an agent's job is more than just listing the home on the MLS,' says Aponte. Agents' commissions pay for their time and for marketing materials. Posters, flyers, broker open houses, and yard signs all come from the money you pay your agent.
But beyond that, 'it gives your agent the power to offer money to other agents who have qualified buyers,' she explains. That's because the buyer's agent and the seller's agent split the commission.
Though in an ideal world, buyers' agents would show them every property in their price range, regardless of commission, unfortunately it doesn't always work that way, says Aponte.
'So if there are a lot of properties on the market and you're only offering 2% commission, there are agents who won't show that property,' she says.
Ultimately, you get what you pay for, and a higher commission can often justify itself in the sense that you can reel in tons of buyers, and (hopefully) spark a bidding war that'll fetch top dollar.

 

'Price your home high—and hold out for a buyer who'll pay it'

Home Selling- Of course you want to get the most you can for your property. Still, pricing it sky-high and hoping a gullible buyer will fall for this aspirational sum? Not a great plan.
'I want to sell your property for a million dollars too, but I would be doing you a disservice to price it that way if the comps are saying $500,000,' says Aponte. Home buyers are highly sensitive to overpaying, and will quickly steer clear. And the longer your house sits on the market, the more buyers will begin to think something's wrong with it ... and lob you a lowball offer.
The best way to avoid this debacle is to price a house right from the start—not too high, not too low—and then seriously consider any offers that roll in, even if they aren't as great as you'd hoped. To start things off, you can enter your address in a home value estimator to get a ballpark figure of how much your home is worth, then fine-tune that number with an agent's help.

 

'Here's what the market is going to look like next year...'

Home Selling - Sure, it makes sense that real estate professionals will make educated guesses to help guide buyers' and sellers' decision-making. The operative word here is 'educated.' Fact is, nobody really knows what the market is going to do; if they did, the housing crash of 2008 would have looked a lot different!
'Beware of 'future' predictions that don't come from a reputable source,' says Dillar Schwartz, a real estate agent in Austin, TX. Sure, your brother-in-law or best friend might be trying to help, but keep in mind that their armchair philosophizing about the future of real estate is just an opinion—nothing more.

Buying a Home- Millennials, expect a slew of housewarming party invites to start rolling in. And don’t be surprised when your own itch to buy a place intensifies in 2020.

Fortune tellers we are not. But we did check in with real estate experts and analysts, and the general consensus is that millennials will be dominating the home-buying market, thus shaping many 2020 trends.
 
So, here’s looking at you millennial buyers. These six home buying trends are expected to come into play in 2020.

Inventory Will Be Low

Inventory shortages, which have been plaguing buyers since 2015, will continue in 2020 and could even reach historic lows, predicts Realtor.com. This is especially true in the entry-level category, which poses a tough hurdle for first-time buyers. Inventory is low partly because Boomers and Gen-Xers are staying in their homes longer, or buying second homes instead of selling their first, explains Philadelphia-based realtor Jim Armstrong. If Gen-X buyers look to upgrade, it could free up some of those hard-to-come-by entry-level homes. In addition to low inventory, first-time buyers are also competing against investors who can make all-cash offers, as well as older buyers who are putting more money down, points out Ohio-based Realtor Michelle Sloan.

We’ll Want Our Homes to Be Smaller

America, we’re downsizing. Sprawling suburban homes are becoming dinosaurs, an ongoing trend that Zillow has zoomed in on and predicts will continue into 2020. The median square footage of newly built, single-family homes has been decreasing over the past five years. In fact, the typical U.S. home has shrunk in size by more than 80 square feet since 2015, according to statistics from the U.S. Census Bureau. Millennials prefer homes in urban areas, with restaurants and parks and other amenities within walking distance—not mansions in the suburbs.

 

The Market Will Be More Colorful

Expect some bold pops of color in the open houses you tour in 2020. Though we’ve really been flirting with this trend (think: color-saturated front doors) for years, Zillow predicts color is staging a mighty comeback after almost a decade of minimalism, neutrals, and subdued Scandinavian modern designs. Look for color in lighting fixtures, on interior doors, moldings, kitchen cabinetry, and appliances.

You Might Be Able to Come in with a Low Down Payment

“Due to the strong demand, lenders have continued to roll out loan options for well-qualified buyers,” says Jason Kraus, broker at RE/MAX Advanced Realty in Indianapolis. You probably already know you don’t need to put down 20 percent (though, it can help you avoid Private Mortgage Insurance, or PMI). But, Kraus says, lenders have continued to provide low-down payment options, including 3 percent and 1 percent down on conventional loan options. That’s even lower than the 3.5 percent down you’d need to scrape together for an FHA loan.
“I expect this trend to continue as lenders look to bring more millennial buyers into the housing market,” he says.
 

Mortgage Rates Will Remain Low

Interest rates fell in 2019 and are expected to remain low for most of 2020, experts predict, including those at Zillow. While that’s generally a great thing for buyers, it will keep demand strong, which could mean more price growth in the parts of the country where homes tend to be more affordable. So, this is a good news-bad news situation.

“Mortgage rates are expected to remain low but with such low inventory, prices are expected to be strong and continue to increase,” says Mike Zschunke, a realtor with Berkshire Hathaway Homes in Scottsdale, Ariz.

Buyers Will Look for Move-In Ready Properties

Because the starter home inventory has been so low, many first-time buyers have been willing to take on some pretty hefty “Fixer Upper”-style projects so that they can break into the real estate market. But buyers in 2020 will be less willing to do those bigger makeovers.

“Simply put, today’s first-time buyers are busy and unable to take on a renovation project prior to moving in,” says Barbara Ireland, a real estate agent from DJK Residential in New York, New York.
