Remodel- There are a trio or primary reasons why people embark upon a home remodeling project. First, something in a residence is in disrepair and needs an uplift. Second, a homeowner wants to make a change to his of her home for personal reasons, because that individual desires a particular change. Finally, a remodel endeavor might be pursued with an eye to increasing the market value of a home. There are four home remodel or improvement projects that enhance the market value of a residence:

Kitchen Remodel




On the top of the list of home improvement projects that have a real potential for upping the value of a property is a kitchen remodel. You can recoup upwards to 120% of what you invest in a kitchen remodel, with one important caveat. Many homeowners go overboard when it comes to a kitchen remodel and spend what really is unnecessary money on the highest end everything available on the market.

Follow a useful rule of thumb: Never remodel your kitchen in such a way that it becomes far "fancier" than the rest of your home or of comparable residences in your neighborhood.

Bathroom Addition/Remodel



Most home additions are not recouped via an actual increase in the value of a property. Such is not the case with a bathroom addition or remodel, in some instances. For example, if your home has only one bathroom, adding a second is highly likely to increase the overall market value of your property. The addition of a second bathroom has the potential for increasing the value of your home by up to 130%.

You do need to pay attention to available space when it comes to a bathroom addition to ensure that you allocate enough for the project. A half bath requires 18 square feet, a full bath with a shower and no tub needs 30 square feet. If you want to add a bathtub, you will need 35 square feet.

As is the case with a kitchen remodel with an eye to increasing market value, you do need to be prudent in your spending. Keep in mind that bathroom plumbing and lighting fixtures go on sale with regularity. Take advantage of these opportunities and you will be able to save money on the process and increase the value of residence a bit more in the process.

 

Add Energy Efficient Windows



Another home remodel to consider if you want to up the market value of your property is to add energy efficient windows to your home. The addition of energy efficient windows can result in an increase in value of about 100%.

You "make money" in another way by adding energy efficient windows to your home. This type of windows will save you money on your energy bill. Indeed, depending on the windows purchased and installed, you very well may pay off the costs involved in this upgrade over the course of several years. Thus, if you have no immediate plans to put your residence on the market, your continued ownership of the property, coupled with reduced energy costs, will result in the window improvement paying for itself. On top of that, the value of the windows themselves will increase the value of your home almost dollar for dollar.

Deck Addition/Remodel




A deck addition also has the potential of adding value to your home. At this juncture in time, many people on the market looking to buy a home find outdoor living spaces like decks and patios to be highly desirable. A deck addition, prudently undertaken, can result in an almost dollar for dollar increase in the overall value of your home.

A deck on your residence will be a significant draw to prospective buyers when the time comes to put your property on the market for sale. In other words, when a potential homebuyer is cruising ads for residences for sale online or elsewhere, those with decks are likely to end up on a "must see" list.

If you are able to undertake some of the work associated with building a deck at your home on your own, you have the potential to save what can amount to a decent amount of money. This has the potential for pushing the increase in market value of your home through the installation of a deck above the 100% mark.

There is a common theme running through these home remodel suggestions. This common theme is be reasonable in your spending. Yes, you want to make sure that you utilize quality materials in any home improvement project. However, there is a difference between selecting and buying quality materials and going overboard in selecting these types of items needed for a home remodel endeavor.

9 Ways to Save on Air Conditioning Costs



The cost of cooling a home in the middle of summer is enough to make you sweat if money is tight. Electricity demand can get so high that it triggers power outages, according to Edison International, one of the nation’s largest utilities distributors. Talk about sweating.


You can’t control the temperature outside, but there are things you can do to make your house cooler and minimize air conditioning cost. Use these tips to save money and beat the heat.

1. Plant Trees Around Your House

“Most heat that accumulates inside a house comes directly from the sun shining onto the roof or through windows, and heating the house directly,” says John Krigger, founder and president of Saturn Resource Management in Helena, Mont. Krigger, an energy conservation specialist, writes books, lectures and trains others in energy conservation for buildings.
Planting leafy trees around the outside of your home will help block the sun and cool your house.
“Even for the cost of going to the nursery and buying a 15- to 20-foot-tall tree, trees are still the best value,” Krigger says.
Using trees or shrubs to shade your air conditioner can increase its efficiency by up to 10 percent, according to the U.S. Department of Energy.

2. Clothe Your Windows

During cool seasons, about 76 percent of sunlight on windows enters in the form of heat, according to the U.S. Department of Energy. Solar screens, or mesh-like window screens, can intercept this energy before it gets into the house. Window screens are particularly effective on east- and west-facing windows.
Window films are another option. They are transparent, metalized sheets that reflect heat before it can be transmitted through glass. However, windows must be shut for window films to work, while solar screens do double duty, keeping sun and insects out, even with the windows open.

3. Flip a Switch

Try to raise your air conditioner’s thermostat setting to 78 degrees Fahrenheit when you’re at home, and at a higher temperature while you’re at work. You can save as much as 10 percent on your power bills by raising the temperature setting on your thermostat when you’re not home, says the U.S. Department of Energy.
Some people might forget to raise their air conditioner before they leave for the day—this can be a frustrating realization while at work. Programmable thermostats can be put on a set schedule to adjust the temperature for certain hours each day of the week. That way, you’ll never leave the air conditioner running on high when it doesn’t need to be—and you might save some money on your energy bill as a result.

4. Run Some Fans

If possible, operate fans on your home’s upper level and open the windows on a lower level. If you live in a one-story house or apartment, close windows near the fan and open windows in rooms far from the fan, preferably on your home’s windward side, the U.S. Department of Energy advises. Krigger says the key is to circulate air inside the house.
Moving air also helps evaporate the sweat from your skin, says Paul Scheckel, author of “The Home Energy Diet.”
“Evaporational cooling is an incredibly efficient process for removing heat, and our bodies do it all by themselves. A little help can increase the cooling effect,” Scheckel says.

5. Chill in the Basement

Camp out in your basement, advises Stan Cox, a scientist, environmental writer and author of “Losing Our Cool: Uncomfortable Truths About Our Air-Conditioned World (and Finding New Ways to Get Through the Summer).” In your eco-cooled basement, a TV, a couch and a cold drink may be all you need.
Scheckel warns against opening basement windows when outdoor air is heavy with humidity.
“Warm, moist air will cause condensation on cool surfaces such as basement walls, ultimately increasing the humidity in your home,” Scheckel says.

6. Avoid Using the Stove and Oven

Don’t cook on the stovetop or use your oven during hot spells. Reduce indoor heat by cooking in the microwave, firing up the outdoor grill or eating cooler foods, such as salads and fruit. If you must bake lasagna for tomorrow’s potluck, do it in the evening. After cooking, turn on the kitchen exhaust fan. Turn on the bathroom exhaust fan after a hot shower to help the heat dissipate.
Maintain or Replace Your AC
Air conditioners cost homeowners in the U.S. about $29 billion annually. When it comes to faulty equipment, a less efficient AC can result in a higher electric bill.
“AC efficiency is mostly a function of the technology,” Scheckel says. “Keep the filter clean to allow for good air movement and keep the unit level so the condensation drains properly.”
You can cut your energy costs in half by swapping your older air conditioner for a newer, more efficient unit. Look for a high energy efficiency ratio, or EER, or an Energy Star-qualified unit. Higher EER ratings indicate a more efficient air conditioner. Energy Star is a system used by the U.S. government to designate energy-efficient products.

8. Let Humidity Dictate Cooling Settings

9. Splash in the Bath

Step in the shower, hop in a pool, spray yourself with a water bottle or use a cool cloth on the back of your neck. If you don’t chill out right away, don’t give up.
“Our comfort range depends on the temperatures we have experienced in recent days and weeks,” says Cox. “The body and mind adjust to rising temperatures.”

Right-sizing? Are you considering moving to a new home? Perhaps, you think a change will make everyone happier and help you keep up with the cost and upkeep of home ownership.

Right-sizing is a common term used to describe the process of choosing a home to fit your current needs. Here are four ways to tell that it's time to make the switch and look into purchasing a home that's better suited to your current situation:

More cleaning than you have time for

Right-Sizing- No one wants to spend a ton of free time scrubbing, sweeping, mopping and caring for a home. Consider how and where you're comfortable at home. According to Quicken Loans, many people spend most of their time in a few key spaces like the bedroom and kitchen. If you’re spending more time cleaning than living, you either don't have enough people cleaning—or you have too much space for the amount of living you do.

Too much or not enough lawn

Right-sizing- With family, friends, work, extracurricular activities and cleaning house, the yard is one part of a property that many people don't have time to care for consistently. Other people love spending an hour or so in the garden each day or sipping a cup of coffee while the sun is coming up. Finding the right space to let you entertain, relax after a hard day or give the kids room to safely burn off some energy is important. Considering low-maintenance options and how often the family uses the outdoor space can help you decide if now is the time to buy a different home.

Too many children in one room

Right-sizing- When you have several younger children, space is always an issue. When the kids grow up, things change—including the size of the home needed. Sellers can help prospective buyers find a property that's perfect for their current needs. SALT LAKE CITY — Summer is in full swing, and with the end of the school year come longer days and seemingly endless activities with which to fill them. Get out of the house and have some fun with these festivals and events happening in June throughout the Beehive State:

Salt Lake area


Mondays: Draper Summer Concerts in the Park
Draper City and the Draper Community Foundation will hold free concerts every Monday in June from 7 p.m. to 8:30 p.m. at the Draper City Historic Park, 12625 S. 900 East.

 
June 7–9: Highland Games and Scottish Festival
Celebrate Scottish heritage with dancing, piping, drumming, vendors and more at the Utah Highland Games and Scottish Festival, held at the Utah State Fair Park, 155 N. 1000 West in Salt Lake City. Tickets are $15 for people 65 and older, as well as students 12 to 18 years old. Active military with a current Geneva Conventions ID and children 11 and under can attend for free. Tickets are $20 for adults.
June 8: Holi Festival of Colors
This year’s Holi Festival of Colors will be held 11 a.m. to 5 p.m. at the Krishna Temple, 965 E. 3370 South in Salt Lake City. The event will include interactive dance, live mantra bands, DJs, yoga, food and color throws. Online registration costs $6.50. Outside colors are not allowed, but bags of color can be purchased within the festival for $3 each.
June 13–15: WestFest
This year’s WestFest will include a parade, carnival, local entertainment, food, fireworks and more, all at Centennial Park in West Valley, 5405 W. 3100 South.
June 15: Utah Asian Festival
The 42nd Utah Asian Festival is free to the public and will be held from 10 a.m. to 6 p.m. at the Mountain America Expo Center, 9575 S. State St. in Sandy. Check the website as the event nears for more information.
June 14–15: Utah Blues Festival
The fifth annual Utah Blues Festival, held at the Gallivan Center, 239 S. Main St. in Salt Lake City, benefits the nonprofit Utah Blues Society. The festival showcases national and local blues artists and offers workshops and a youth showcase. Tickets start at $35 and can be purchased here.
June 20–23: Utah Arts Festival
Celebrate the performing, visual and literary arts at the Utah Arts Festival, held at Library (200 E. 400 South) and Washington (451 S. State St.) squares. Tickets start at $8; children 12 and younger get in free. Events start at noon and go until 11 p.m. Check out the full schedule here.
June 27–29: Taylorsville Dayzz
Taylorsville Dayzz will be held at Valley Regional Park, 5100 S. 2700 West, and will include live entertainment, a parade, a car show, carnival rides, a "Ralph Breaks the Internet" screening, fireworks and more. Most activities are free.
June 29: LOVELOUD
Kesha will headline the third LOVELOUD festival, the brainchild of Imagine Dragons frontman Dan Reynolds. Other performers include Tegan & Sara, Martin Garrix, K. Flay and more. The event will be held at Usana Amphitheater, 5150 Upper Ridge Rd in West Valley City. Tickets for the festival, which begins at 2:30 p.m., start at $29 and can be purchased here. Proceeds benefit local and national LGBTQ+ charities.

Utah Valley

June 1: Utah Lake Festival
The annual Utah Lake Festival, aimed at educating the public about lake improvement plans and encouraging outdoor recreation, will be packed to bursting this year with activities like a sailboat regatta, live music, boat rides, educational booths and fishing instruction. Food trucks will be on premises. The event will be held at Utah Lake State Park, 4400 W. Center St. in Provo, from 10 a.m. to 2 p.m. Admission is free.
June 1: Pop Con
Utah Valley’s Pop Culture Convention is an opportunity to celebrate pop culture, anime, games and cosplay in a fan-oriented environment. Tickets start at $18; children 8 and younger can enter for free. Pop Con will be held at the Utah Valley Convention Center, 220 W. Center St. in Provo, from 10 a.m. to 6 p.m. Find the full schedule here.
June 1–8: Springville Art City Days
Springville’s annual celebration of summer will include carnivals, parades, a balloon festival, live entertainment, food and plenty of activities for the entire family. Most events are free to the public; find the entire schedule on the Art City Days website.
June 3–8: Cedar Hills Family Festival
This year’s festival includes a family swim night, golf and pickleball tournaments, an adventure zone, children’s activities, an outdoor movie, a parade and more, finally closing out with a free fireworks spectacular at 10 p.m. on June 8 at Mesquite Park, N Mesquite Way. June 10–15: Orem Summerfest
Celebrate Orem’s centennial with a special Summerfest, featuring a carnival and pool party, live entertainment, balloon art, face painting and more. Most activities are free to attend; buy tickets for the pool party here. Summerfest will be held at 56 N. State Street. Presale carnival tickets can be purchased at the Orem Public Library.
June 10–15: Saratoga Splash Days
Saratoga Springs’ annual celebration is jam-packed with family friendly events including a carnival, water party, picnic, movie night, battle of the bands, live entertainment, fireworks and more. Most events will be held at Neptune Park, 452 W. 400 North. Buy presale carnival wristbands for $25 at the library until June 8 or at the Civic Events booth at Neptune Park on June 10–11. Ticket packages for individual rides start at $12.
June 15–16: 11th Annual Snowbird Brewfest
This year’s Brewfest will feature more than 30 local and regional beers, as well as live music and more than 20 crafters and vendors. Additionally, the Father’s Day BBQ on June 16 will feature potato salad, hamburgers, BBQ-braised St. Louis ribs, jerked chicken, shaved ice and more. Tickets for the Brewfest start at $10.
June 15–22: Pleasant Grove Strawberry Days
Strawberry Days is said to be the longest-running celebration in the state, with events including a carnival, live entertainment, car show, rodeo, parade, pie-eating contest and all the strawberries you can get your hands on. Many events are free; find ticketing and location information on the Strawberry Days website.
June 22–30: Lehi Round-Up Week
Enjoy events like a picnic in the park, art shows, a barbecue, miniature float parade and more at Lehi’s Round-Up Week, culminating in a weekend rodeo. Locations and pricing vary by event; find more info here.

Northern Utah

May 31–June 2: Ogden Music Festival
Tickets start at $40 for this year’s Ogden Music Festival, held at Fort Buenaventura, 2450 A Avenue. In addition to enjoying traditional music outdoors, attendees can visit the petting zoo and participate in a variety of outdoor-themed activities. Children and teens age 16 and younger can attend for free. Find the full lineup here.
June 8: Brigham City Arts Festival
Gather at Bill of Rights Plaza, 20 N. Main St., to view work by heritage and contemporary artists. There will also be live music, food trucks, a quilt show, kids games and a bike decorating contest and parade. Admission is free and the event starts at 10:30 a.m.
June 8–9: Ogden Arts Festival
Enjoy a diverse array of performances and a variety of art-related activities at this year’s Ogden Arts Festival, at Union Station, 2501 Wall Avenue. Check the website for more detailed information as the event draws near.
June 13–15: Summerfest Arts Faire
The Summerfest Arts Faire will be held in Historic Downtown, 50 N. Main St. in Logan, and feature a variety of art, live entertainment and food. Check the website as the event nears for up-to-date information.
June 21–22: South Ogden Days
The 20th anniversary celebration of South Ogden Days will be particularly active, featuring golf, mud volleyball, spikeball and pickleball tournaments; the Spartan Challenge; a 5K and Kids K Sunset Glow race; the South Ogden's Got Talent competition; a battle of the bands, outdoor movie, parade, carnival, live entertainment and fireworks. South Ogden Days will be held at Friendship Park, 692 E. 5500 South. Most activities are free; check the site for a full lineup.
June 28–Aug. 10: Deer Valley Music Festival
The Deer Valley Music Festival is the summer home of the Utah Symphony. This year’s festival kicks off with Chris Botti and the Utah Symphony on June 28 at the Snow Park Outdoor Amphitheater, 2250 Deer Valley Dr. in Park City. Tickets start at $15.
