Best Financial Investments for Your Home

Best Financial Investments for Your Home

Over the last couple of years, rehabbing TV shows have become increasingly popular. In these shows, people fix or introduce new features to their homes while adding substantial market value to the house in the process. If you own a home, you can make many of these types of fixes or additions to increase the value of your home, too. You can also enjoy these changes for as long as you live there. Some of the best financial investments you can make to your home include:
Major Problem Fixes
The first high-return investments you should make in your home is to correct all major problems. If your home has serious issues, such as a broken air conditioner or a pipe leak, fixing those issues should be priority No. 1. Repairing or replacing the roof and siding can be a great investment, and potential buyers will generally factor in both the time and cost of having to fix it. Problems like these are always easier to fix when they're small than later after having put them off.

Exterior Improvements
Investing in the facade of a home can also bring great returns. Replacing garage doors is one of these investments. If your garage door looks new, your house will look new, as well. Painting the outside of your home is another good investment in the exterior. If you don't want to take the time and money to fully repaint your home, pressure-washing can be a quick way to make the outside of your home look much more presentable.
Entryway Improvements
Another good investment is to invest in a new entryway door. Like the garage door, the front door is important in making a good first impression on a potential buyer. Replacing your front door with a steel door can also make your home safer; increasing the safety of your home can be another great selling point for a potential buyer. Replacing windows is another way to make the outside of your home look better, as well as improve the home's energy efficiency.
Fixes and additions to the inside of your home can be a great financial investment. A fresh coat of paint to the interior can add value by making the home look cleaner and brighter.
Update Bathroom, Kitchen and Appliances

Improving your home's bathroom, particularly visible elements such as vanities, lighting, toilets and tubs, can create a high return. For bathroom improvements, you may obtain a better return on investments by spending your money on items in the bathroom that a potential buyer would see, instead of completely gutting the bathroom.
Kitchen remodels can be another way to significantly improve the value of your home. For kitchen remodels, you'll want to spend money on functional items such as cabinets, drawers, pantry doors and appliances. Appliances such as refrigerators don't have to be completely new, but they should keep up with current trends. Kitchen remodels should also suit the home. A kitchen that looks like it belongs in a $300,000 home will feel out of place in a $150,000 home.
Adding high-efficiency appliances to a home can modernize it and also save you money on electricity. Some states and cities have tax programs that could reduce your taxes if you buy and use high-efficiency appliances that require less electricity.
Overall, you should research the investments potential of your home before making any purchase. If you are trying to increase the value of your home, you need to make sure your fix or addition will increase the value of the home not only for you, but also to potential buyers.

Fall Maintenance Tips For Your Property

Fall Maintenance Tasks for Your Property

Fall Maintenance- It's hard to believe, but autumn is finally here, which means it's time once again to think about seasonal maintenance for your home or rental property. With temperatures cooling down, now is the perfect time to visit those tasks that were on the back burner during the busy summer months.

Fall is the ideal season to check for inexpensive maintenance issues, such as areas that need caulking, gutters that need debris removed or vegetation that needs trimming, to prevent future damage. It's also the perfect time to check the roof for loose or missing shingles. The key is to fix the little things before they cause big, expensive problems.

Temperatures are already dropping in some areas, so some of the critters who have been happy to bask outdoors in summer's long days and mild temperatures will start to seek indoor shelter. Make sure they don't take up residence in your home by ensuring the property is animal-proof. Don't forget to inspect the attic to make sure unwelcome animals haven't destroyed any insulation.
Performing routine maintenance on your property will ensure it's protected from seasonal elements like rain, snow and cold weather. Although it might seem like a lot to handle, most fall maintenance can be done quickly and fairly inexpensively.
With seasonal inspections and a little preventative maintenance, you can help keep your property in tip-top condition. You can also make expensive items, like your roof or furnace, last much longer, which means more money in your pocket.

Why Utah Is The Best State For Doing Business

Why Utah Is The Best State For Doing Business

A Strong & Educated Workforce

“Nothing is more important to businesses than having access to a qualified workforce,” says Val Hale, executive director of the Governor’s Office of Economic Development. “That is why so many companies choose to invest in education.” Any business will tell you that if they cannot find good, skilled people, then nothing else matters.
Utah’s public education systems, both K-12 and higher education, have a strong partnership with our business community. This partnership provides a consistent dialogue between educators and business leaders to identify gaps in our workforce skills and then develop a plan to fill those needs. This collaboration is evident is through the Talent Ready Utah initiative, which includes technical training for students through high school, so they graduate not only with a degree but with a high-wage, high-demand job, also.

Taxes & Regulation

Utah’s economy continues to benefit from our flat five percent personal and corporate tax rate, which is one of the lowest in the nation. Low taxes are important to small business but equally important is a stable tax rate. Utah small businesses have benefited from the predictability of the state’s flat tax throughout the 20 years since the rate was established.
Additionally, the Governor’s office, state legislature, and the Salt Lake Chamber are always looking at ways to evaluate and eliminate unnecessary regulations. In 2011, the state conducted one of the most thorough regulation reviews in the nation. This was partially due to a small business owner who wondered aloud why he could not fax or email his license renewal to the state agency, instead of mailing it. A closer inspection of the rule showed it was written in 1973. Since then, nearly 2,000 regulations have been modified or eliminated in favor of Utah businesses.

Incentives

Utah Business- Incentivizing business creation and sustainable growth is key to Utah’s thriving small business ecosystem. Several state programs assist new and existing businesses: one is the business expansion and retention (BEAR) grants for small businesses in rural parts of the state. The Utah Science, Technology and Research (USTAR) initiative specifically assists start-up and early-stage tech companies, as well.
The state also offers financial incentives for business relocation and expansion. This incentive program is built on three pillars that make it both effective and sustainable: 1) the business expansion must be competitive, 2) the incentives must be post-performance, and 3) the incentive must be a tax rebate once the jobs have been created and the corporate taxes are paid. Most importantly, these incentives were previously only available to new companies relocating to Utah: they are now available to businesses already in Utah to help them grow at home.

International Trade

You may have read recent headlines that trade is killing the US, that is not the case in Utah. Utah is a trade surplus state to the tune of $4 billion annually and has doubled its exports over the past decade with a goal to double exports again over the next ten years. This is a credit to the 3,500 plus companies that export, nearly 85 percent of which are small businesses.
Take, for example, Butcher’s Bunches, which makes handcrafted, all natural fruit preserves in Cache Valley. The jam is not only sold in Utah but in Asia, the UK, France, Australia, Canada, and Dubai. This global family company began selling in a farmer’s market in Park City. Tourists visiting Park City from around the world enjoyed the product so much that they began asking Liz Butcher, the owner, how they could buy her jam when they returned home.
Utah’s pioneering heritage is alive and well across the state, from Grouse Creek to Montezuma Creek. Our state and local governments are partnering with the business community to support small business owners who work every day to keep the American Dream alive for themselves, their families, and their employees.'
