Before Buying, Real Estate Pros Insist on Doing These 4 Things


 

What you really need to know about buying — from the people who house hunt for a living.


One house you’re looking at has the wraparound porch you’ve fantasized about, but it’s on a high-traffic street. The condo you like has a doorman in the lobby (you can order online now!), but it has no dedicated parking. What to choose?
It’s not every day that you buy a home and make decisions about the next three, five, or 10 years of your life. Since you can’t exactly take a home on a test drive, how do you decide? That got us to thinking about real estate pros. When they’ve seen practically everything on the market, how do they choose?
Four pros who’ve seen it all share their advice and their stories of hunting for just the right home.

 

Compromise for Your Priorities

Veteran real estate agent Nancy Farkas knew exactly what she wanted in her home: ranch style, three bedrooms, high ceilings. But you know what she bought? A two-story Colonial.
Huh?
For Farkas, an associate partner with Coldwell Banker Heritage REALTORS®, in Dayton, Ohio, the home’s location and price trumped style. “I had a dog I had to go home and walk at noon, and the house was close [to work] and the right price,” she says.
Her advice: Make sure your practical and functional priorities don’t get lost in all the home buying hoo-ha (sparkling granite counters, new hardwood floors, a steam shower!). Remember, you can always add the hoo-ha, but you can’t make a home fit all priorities, such as location and price.

 

Dig Into the Details (Dull, Yes, But Worth It!)

When Grigory Pekarsky, co-owner and managing broker with Vesta Preferred Real Estate in Chicago, was looking for his first home, one of his priorities was to minimize his maintenance costs. He made sure to find out if the house had a newer roof, good siding, and a newer furnace. But he recommends you go even deeper to uncover a home’s not-so-obvious maintenance costs:
  • Scope out the sewer line — especially if you’re interested in an older home — to make sure there aren’t any tree branches or other debris clogging up the works. Otherwise, you might find some nasty sludge in the basement.
  • Look at the trees. How mature are they? Roots from older trees can invade the sewer line; untrimmed branches can pummel your gutters during storms.
  • Know what’s not covered by homeowners insurance. “I learned seepage isn’t covered. Shame on me,” he says.
  • Ask how old the appliances are. You might need to budget for something new in a few years. Sellers are only required to fix what the inspector finds is broken; they’re not going to upgrade working appliances for you.

Seek a House That Matches Your Lifestyle

Having lived the high-rise apartment life as a renter, Pekarsky knew a single-family home was just what he wanted. He was tired of living in a relatively small space with no yard. He wanted a house he could “grow into in the next three to five years.” That meant multiple bedrooms and bathrooms for the family he plans on having. So what he bought — a three-story, single-family with a finished attic bedroom (shown below) on Chicago’s North Side — suits his lifestyle perfectly.

In addition, “you get the biggest value from owning the land,” he says. “In a single-family [home], people aren’t telling you what to do with the investment.”
On the other hand, Matt Difanis wished he’d bought a condo when he bought his first home, a small bungalow ranch in a charming, historic neighborhood in Champaign, Ill. It was first-home love — until it rained.
“If I didn’t clean out the gutters before every rainstorm, the basement would leak,” says the broker-owner of RE/MAX Realty Associates in Champaign. He didn’t realize that taking care of a single-family home wouldn’t be his cup of tea. “I should have opted for a condo without gutters to clean and a lawn to mow,” he says.
Agent Amy Smythe Harris of Urban Provision REALTORS®, in Woodland, Texas, bought a home with a sizable downstairs suite her parents could use now (and she could use years from now). She says her millennial clients aren’t forward-thinking about their lifestyles. Some are childless and say they don’t care about schools, pools, and tennis courts. Then they become parents a few years later and have to move.
“Once they have kids, the first question [they] ask is about school districts, and the second is about where the parks and pools are,” she says.
The pros’ bottom-line advice: Think of your lifestyle preferences and how those might change in the next few years. After all, the typical homeowner lives in a house for a median of 10 years before selling, NATIONAL ASSOCIATION OF REALTORS® data shows.

 

 

Look at the House Through the Lens of Resale

All the real estate pros we talked to — no surprise here — emphasized resale. Take appraiser Michelle C. Bradley of Czekalski Real Estate Inc. in Natrona Heights, Pa. When she built her current home — a 2,200-square-foot ranch — she included a full, unfinished basement, even though she has no use for one and rarely ventures into it.
Why would she do that? Because basements are standard in her southwest Pennsylvania market. But Bradley’s not going to finish the basement until she’s ready to sell. That way, she avoids having to clean it and ensures she’ll install the most fashionable bathroom fixtures at sell time.
Her advice: “Don’t buy or build something unique that you can’t resell. If you’re not in an area with log homes, don’t choose a log home. If you’re not in an area with dome homes, don’t choose a dome home.”
Likewise, If you buy a home priced higher than average for the area, it’ll be difficult to resell at a higher price. When you go to resell, you’ll find yourself in an uphill battle to maintain your higher price.
Other advice from the pros: Watch out for unfixable flaws that could affect resale, like:
  • What’s next to the home, such as vacant land that could be developed, high-traffic businesses, noisy power generation stations, a cell tower, etc.
  • Lot issues, such as a steep driveway that could double as a ski slope in winter, or a sloped yard that sends water special delivery to your foundation.
Of course, a home isn’t just about resale. It’s just one factor to consider. Remember the first point: Be willing to compromise for your priorities. If the home meets your priorities and you’re going to stay there awhile, then resale might be where you compromise.

The Best and Worst US States to Start a Business

Texas is the best state to start your own business, Utah is 2nd and Hawaii is the worst, according to a study from WalletHub.
The personal finance site analyzed data from a variety of sources — including the U.S. Department of Labor and Statistics, the U.S. Census Bureau — and found that the top five states to start a business were Texas, Utah, Georgia, Montana, and Oklahoma. The bottom five were Pennsylvania, Vermont, Rhode Island, New Hampshire, and Hawaii.

The study factored in the business environment, access to resources, and business costs as part of their findings. It also considered aspects including educated populations, total spending incentives as a percentage of GDP, and the availability of human capital.
North Dakota (#7) and Utah (#2) are the top states for highest average growth in the number of small businesses and most accessible financing. Alaska (#36) is the top state for the highest availability of human capital and longest average work week (in hours). Iowa (#39) has the cheapest office spaces while West Virginia (#45) and Michigan (#15) are tied for highest total spending on incentives as a percentage of GDP.

‘We don’t know what causes any particular business success’

It remains unclear what exactly makes some states thrive better than others. As the map indicates, many states on the West Coast fare better than those on the East Coast when it comes to starting a business. (Overall, U.S. small business optimism surged to an all-time high this month.)
“The reality is we don’t know what causes any particular business success, and many different businesses succeed in a variety of locations for many different reasons,” Drew Hession-Kunz, Professor of the Practice at Boston College, told Yahoo Finance.
However, Hession-Kunz noted that “we have to be careful” at looking at only the ranking part of the study.
“Every business will have specific advantages, and may thrive in different locations than the usual,” he said. “There are clusters of measures. Not every criterion applies to every business, so we need to drill into the details to see what applies to any particular company.”

‘Finding talented experienced employees is really the bigger challenge for starting a Business’

State taxes and regulatory environment play a major role in whether or not a business succeeds, Hession-Kunz said, as many states at the bottom of the WalletHub rankings have high taxes without the “counterbalancing benefits” that some high-tax states offer.
Four of the five bottom-ranked states overall for starting businesses all have high corporate income tax ratescompared to the national average. Texas (#1) doesn’t even have a corporate income tax, while the other top four are all on the lower side.

For the states at the top of WalletHub’s survey, “there are clusters of industries that are in a growth phase and therefore are attracting investment from multiple sources,” Hession-Kunz said.
“There is more capital available in more forms in more locations than ever before,” he said. “Finding talented experienced employees is really the bigger challenge right now.”

Utah three ways: national parks, snow resorts and Robert Redford's film festival

Adventures begin with a map and a plan. Or so says the governor of Utah, Gary R. Herbert. Although it's unlikely he came up with the line himself, it's a smart way to approach this western US state – home to 14 world-class snow resorts and the Mighty 5 national parks. With so much spectacular natural diversity, it would be a sin to go there and do just one thing.
And why do two things when you can do three? Time a trip for late January, when Robert Redford's annual Sundance Film Festival is on, and a hat trick of skiing, cinema and scenic canyons is entirely possible.

A taste of Hollywood

Redford launched his film festival in 1981 from the Sundance Mountain Resort he founded 12 years earlier. Mr Redford, as staff still refer to him, wanted to balance art, nature and community at his sophisticated hideaway, less than an hour's drive from Salt Lake City and worth visiting for its heritage architecture, restaurant, artist workshops and walls of photographs from the festival's early days. Plus, it's a ski resort. During the festival many stars stay at Sundance, especially if their movie is showing in its 130-seat theatre.

The 10-day festival shows almost 200 films across multiple theatre venues in Salt Lake City (perhaps best known as the spiritual home of Mormonism) and the nearby former mining town of Park City. In the latter, the quaint main street is transformed as retailers sub-let their shops to the likes of Amazon, IMDb, Dell and Twitter for private parties and sponsor hosting.
The vibe is lift pass meets film pass; ski grunge meets celebrity glam. Best celebrity spotting après ski is done from High West Saloon, No Name Saloon and Grill on Main Street. Among the full-length furs and oversized sunglasses spied this year were Idris Elba, Maggie Gyllenhaal, Nicholas Cage, Ethan Hawke, Jason Segel and Naomi Watts.
The fun thing to do is ski Park City, Utah Mountain Resort or Deer Valley, Utah in the morning and attend a world premiere movie in the afternoon, followed by a Q&A with the director and cast. The slopes are largely deserted because most people are in town to watch movies. You'll pay for this exclusivity in high accommodation rates, but a work-around is to stay half an hour away, at the Zermatt Resort in Midway, and catch the free shuttles to Park City.

There are eight snow resorts within an hour's drive of Salt Lake City and a Ski City Super Pass buys access to four of them: Alta, Snowbird, Brighton and Solitude. Alta is a skiers-only resort and Snowbird has Utah's biggest vertical drop and plenty of advanced terrain.

Skiers-only Deer Valley, known for its top-shelf mountain service and corduroy slopes thanks to twice-daily grooming, has capacity for 20,000 skiers but limits numbers to 8500 a day. Add to that the plummy St Regis Hotel, Stein Eriksen Lodge and sumptuous private residences that line the lower slopes, and you get the gist. It's exclusive, and awesome to ski.
Park City Mountain Resort and Canyons are in the Vail Resorts family, having combined in 2015 to create the largest single ski and snowboard resort in the United States.
Powder Mountain is owned by a young group of millionaire entrepreneurs, who recruited drawcard names including Richard Branson, PayPal co-founder Ken Howery and author Tim Ferriss to build houses there. Part of Powder Mountain's exclusivity is a daily limit of 1500 skiers for access to 404 hectares of terrain.
One activity to guarantee Instagram likes is the Interconnect Adventure Tour, a guide-led group expedition that takes advanced skiers through four to six resorts in one day without needing to remove skis. Taking in Deer Valley, Park City Mountain Resort, Brighton, Solitude, Alta and Snowbird, the tour covers about 24 kilometres plus some back-country hiking. It's a pretty cool box to tick.

Canyon time

After overdosing on snow and celebrities, it's time to pack your supersized rental MAV (known locally as Mormon Assault Vehicle because Mormons have big families) and head for the warmer climes of southern Utah.
Less than four hours out of Salt Lake City, Utah is Capitol Reef National Park, where harsh rocky wilderness and orchards of stone fruits, pears, apples and nuts coexist.
A stay at Cougar Ridge Lodge, owned and built by colourful local multimillionaire Gary Bagley, 72, will give you a taste of Utah country hospitality. "If you don't have 40,000 rounds of ammunition and a gun cabinet full of weapons, you're not a local," he declares, pouring cocktails by a roaring fire before dinner is served.

"This place is high end, but we want people to be comfortable," he says of his 16-hectare resort. "I don't want it to be an Amangiri, I want it to be a place where people can get to know this area in a down-to-earth way."
This might include fly fishing, canyoneering, all-terrain vehicle trips, wakeboarding on Lake Powell, horse riding or a ten-pin game in Bagley's underground bowling alley.
From Capitol Reef, the aptly named Scenic Byway 12 winds west for 200 kilometres to Bryce Canyon National Park, 2750 metres above sea level. (The route takes you over Boulder Mountain and alongside the Grand Staircase-Escalante National Monument, more than 4000 square kilometres of stepped rock layers, arches, plateaus and cliffs, and Dixie National Forest, a landscape of aspen, pine, spruce and fir, lakes and streams. Opportunities abound to turn off the road and take a hike.)
The best way to appreciate Bryce's natural amphitheatre of cliffs and bizarre pink and orange rock formations, called hoodoos, is to hike down into the canyon. In winter, there are few other hikers, and no car traffic at the top; standing in silence among the snow-draped hoodoos and 5000-year-old Bristlecone pines is magical.

About 90 minutes south of Bryce, almost on the Arizona border, is the town of Kanab, Utah. It's a slight detour on the journey to Zion National Park but when you've come this far into America's wild west, you're also close to the Wave, a prehistoric sandstone rock formation named for its stunning shape in the Paria Canyon-Vermilion Cliffs Wilderness Area.
Only 20 people a day are granted access to this internationally renowned hiking destination – 10 from a tension-filled daily lottery draw in Kanab's Grand Escalante Visitors Centre, and 10 from an online lottery entered months ahead. Your best chance is in January, which rangers say is the least busy time. In summer, the record at the visitors centre for one day stands at 400 applicants for 10 permits. The lucky few who win a permit to enter this otherworldy place must follow a photo-guide map for the four-hour return hike because there are no signposts and no mobile reception.
A stay at the Grand Circle B&B, with lashings of comfort food prepared by former Amangiri head chef Shon Foster and his family, will ease the disappointment from missing out on a Wave permit, as will a two-hour hike into the nearby Peekaboo Slot Canyon with Forever Adventure Tours. The canyon's twists and turns of towering red rock adorned with ancient Indian petroglyphs and pictographs, and the exhilarating seven-kilometre 4WD dune drive to get there, are worth the cost of $US250 for five people.
About 30 minutes' drive west of Kanab is the eastern entrance to Zion National Park. Here, you can stay in a stylish self-contained cabin at Zion Mountain Ranch, take a guided horseback ride through pinion pines to the edge of the canyon, and dine on home-grown bison kebabs, pheasant, corn muffins and winter vegetables at the ranch's Cordwood restaurant. Sign up at the nearby Zion Ponderosa Ranch Resort for an abseiling adventure at the Huntress canyon.
The drive through Zion National Park is mind-boggling. From March to October, access into the canyon is restricted to shuttle buses that depart from the town of Springdale at the park's western entrance. The numbers tell the story: in January 2017 there were 90,000 visitors to Zion. In July there were 578,000.
Unlike Bryce Canyon, Zion is accessed from the canyon floor, so the drama is happening above and around you; two standout hikes are Angels Landing and the Narrows.
The former is a somewhat strenuous 8.7-kilometre round trip, the halfway point of which is Angels Landing, 460m above the canyon floor and reached in the hike's final stages by a knife-edge climb that requires holding onto chains. But the rewards are stunning 360-degree views and the chance that a California condor will fly past. It's like being on a suspended island in the sky.
The Narrows requires hiring a dry suit because it's an out-and-back river hike up the North Fork Virgin River between 300-metre high walls of naturally sculptured Navajo sandstone. In winter there's virtually nobody there to clutter up your photographs as you wade through sometimes knee-deep water, feeling very small indeed.

Beyond Zion's canyons, stunning desert mesas (flat-topped hills) can be explored by mountain bike with guides from adventure companies in Springdale. Dining tips: the Mexican menu at Oscar's Cafe; King's Landing Bistro; and Cafe Soleil for a pre-hike coffee and healthy, packed lunch wraps.
In less than three hours' drive, you can exchange the vast emptiness and desert hues of south-west Utah for the gaudy neon lights of Las Vegas in neighbouring Nevada state. After the shock of Vegas you'll be ready to board your flight back to Australia, having explored one of America's most diverse states north to south with not much more than a map and a plan.
