Homeownership Rate Ticks Up



At the height of real estate season, the homeownership rate ticked up.  According to Census data, the homeownership rate has risen to 64.3 percent—a departure from the first quarter of 2018, when the homeownership rate was 64.2 percent, as well as the second quarter of 2017, when the rate was 63.7 percent.

For the all-important millennial segment—who are challenged by limited options in their price point—the homeownership rate is 36.5 percent, up from 35.3 percent in the first quarter of the year and the second quarter of 2017. Demand from millennials has propelled the overall rate rise, according to Aaron Terrazas, senior economist at Zillow
.
“Over the past two years, millennials have been on a home shopping spree, driving a bump in the overall homeownership rate in Q2,” said Terrazas in a statement. “Homeownership among younger households still remains well below pre-crisis and pre-bubble norms, but those same groups are currently experiencing some of the biggest gains.”

Housing is majority occupied by owners, according to the data, at 56.3 percent; 31.3 percent is occupied by renters, who, in the past, the proportion was titled toward. The homeowner vacancy rate, which is representative of for-sale stock, is 1.5 percent, while the rental vacancy, representative of for-rent stock, is 6.8 percent.
“Household formation among renters was anemic for a fifth consecutive quarter, which has contributed to softer rent growth nationwide,” Terrazas said. (In May, rents rose 2.1 percent year-over-year, according to research by Zillow.)

“During the decade from 2006-2016, renter household formation dominated overall household formation with renters accounting for almost all new households nationwide, but in mid-2016, that decade-long dynamic began to shift,” Terrazas said. “Rental vacancy rates remain low by historic standards—particularly in the urban centers that have seen the strongest rent gains in recent years. As interest rates rise and purchase affordability becomes more stretched over the next year, the pendulum could swing back toward more renter household formation.”

The Cost of Selling Without a Real Estate Agent

You’ve heard of buyer’s remorse; but without your market expertise and sales skills to back them up, sellers who choose to sell their home on their own without a real estate agent just may experience “seller’s regret” when they see how much less they get for their properties. FSBOs earn an average of $60,000 to $90,000 less on the sale of their home than sellers who work with an agent, according to the National Association of REALTORS®. Here’s the breakdown:
  • All agent-assisted homes: $250,000 (median selling price)
  • All FSBO homes: $190,000
  • FSBO homes when buyer knew seller: $160,300
With this kind of discrepancy, why would any seller choose to go it alone? Some may want to avoid paying a real estate agent commission—but even factoring that in, FSBOs still stand to make less on their home sale. “Talk to an agent and find out what they suggest for the commission, and then do the math yourself,” researchers write on NAR’s Economists’ Outlook blog. “The closing price for the agent-assisted seller is likely going to be way above a FSBO. [But] in reality, homes sold by the owner make less money overall.”

Homeowners seem to be hearing the message: Only 8 percent of sellers last year—an all-time low—chose to sell their home themselves, according to NAR’s 2017 Profile of Home Buyers and Sellers. That figure has been falling since 2004, when 14 percent of homeowners sold their own homes.
Of the share of FSBOs last year, 38 percent of the homes were sold to a buyer that the seller knew, such as a friend, neighbor, or family member. The majority of FSBO transactions, however, were sold to buyers the owner did not know.

SALT LAKE CITY — Though the Wasatch Front is facing a housing crunch with growing affordability issues, a new report indicates that progress is being made regarding the supply of homes.

San Francisco-based Trulia.com — an online residential real estate site — reported Thursday that housing inventory nationwide grew 12.2 percent during the second quarter over the first quarter, the largest second-quarter jump since 2015. Salt Lake's surged 48.6 percent, rebounding from a 16 percent drop in 2017."What we're seeing is all this new construction this year finally hitting the market in this quarter," Trulia.com housing data analyst Alexandra Lee said. "This is definitely the largest year-over-year change."Thirty of the nation’s 100 largest metros posted annual inventory increases for the second quarter, of which 25 rebounded from inventory decreases last year, she noted.Salt Lake City was second only to Nashville, Tennessee, which saw a 52 percent inventory jump in the second quarter, compared with an 11.6 percent decline during the same period last year.
Despite the growth, however, housing inventory continued its downward trajectory, the report stated.

Many of the nation’s most unaffordable metros experienced some unusual inventory relief, including New York and Los Angeles, where the supply of homes edged up 1 percent and 2.9 percent, respectively, year over year, Lee explained.
Nevertheless, local real estate professionals are seeing a different market scenario. Adam Kirkham, president of the Salt Lake Board of Realtors, noted that the number of properties currently listed is nearly the same as this time last year.

"We're seeing a very similar market to 2017 with the same trends, and we're very close on inventory," he said. According to local MLS data, the number of active listings is down 8.66 percent, he said.
However, he noted that the way the Salt Lake board gathers data is different than how another entity might compile information, so the comparison would not be exactly similar.
He said that local builders are having trouble keeping up with demand for housing units, which has created a major "seller's market" that is resulting in rapidly rising home prices.

In April, data from ATTOM Data Solutions, based in Irvine, California, showed that median home prices during the first quarter of 2018 were not affordable for average wage earners in 304 of 446 — or 68 percent — of U.S. counties analyzed in the report.
The report noted that three Wasatch Front counties — Davis, Utah and Weber —each rated less affordable than their historic first quarter average during the first three months of 2018, while Salt Lake County rated equal to its historic affordability index.

Similarly, California-based realtor.com reported that a combination of low housing inventory, escalating real estate prices and increasing demand have made San Jose, California; Seattle; Salt Lake City; Omaha, Nebraska; and Minneapolis the toughest areas in the country for prospective millennial homebuyers this spring.
The company researched the 60 top metro areas with large populations of older millennial markets. Those cities were then ranked based on inventory availability and affordability.
The median list price in third-ranked Salt Lake City registered at $394,000, with the average millennial earning a $67,800 annual salary. Millennials made up 15.5 percent of the total population in the capital city, accounting for 26 percent of total realtor.com page views, the report stated.
“Millennials want to buy, but record-low inventory is making it extremely difficult,” said Danielle Hale, chief economist for realtor.com. “Our analysis shows millennials are facing challenges in both established markets such as San Jose and Seattle, as well as more recently popular areas like Omaha and Salt Lake City."

Utah To Receive Three Michelin Stars



Salt Lake City– After a century of rating restaurants and destinations, Michelin, publishers of the iconic Michelin Guides for travelers, has awarded Utah the very first three-star designation for a state.
“Utah is a beautiful state, a destination worth making a special trip for American and international visitors, including the French who love it,” said Philippe Orain, Editorial Director of Le Guide Vert Michelin. “I am happy and glad to give this recognition for the high quality of service, the beauty of its world class landscapes, and the concentration of three Michelin Star National Parks (the highest of the U.S. with Zion, Bryce, Arches and Canyonlands).”
The Michelin Green Guides allow travelers to quickly identify a destination’s most outstanding attractions thanks to a “star” system. The Michelin rating system for destinations is similar to their restaurant ratings. One star indicates an “interesting” attraction or destination,  two stars indicate a place “worth a detour” if travelers are already in the area, and three stars means exceptional, worth a special journey in itself.”
The editors of the guide use nine weighted criteria to evaluate a destination, and three stars were awarded to Utah mostly in recognition of local hospitality, visitors’ accessibility to hidden gems and The Mighty 5Ⓡ national parks.  Usually, Michelin stars are awarded to a particular destination within a state. This is the first time the editors have awarded an entire state the prestigious three star distinction.
“This coveted Michelin recognition is a huge honor to our state.  It will attract visitors from France and all around the world — those who appreciate our spectacular landscapes and western hospitality,” said Vicki Varela, Managing Director of the Utah Office of Tourism and Film.  “This fits beautifully with our Red Emerald business strategy to attract discerning customers who will stay longer, spend more and get off the beaten path.”
Utah is included in Michelin’s Green Guide for the Southwest United States. The authors regularly visit the destinations included in the guide. They pay their admission to sites and may then introduce themselves and ask for more information about the attraction. Michelin receives  more than 1,000 letters from readers every year, providing valuable information used in selecting destinations. Michelin’s independence and legacy of identifying the very best travel destinations around the world make this recognition a remarkable honor for the state of Utah

SALT LAKE CITY — July is nearly here, and with it comes a month of food, festivals and fireworks for the entire family, thanks to both Independence Day and Pioneer Day falling within a few weeks of one another.

July 5-14: Draper Days


Draper Days kick off with a rodeo July 5-7. Tickets are $9 for adults and $5 for children. Other events include a parade, family movie night, activities in the park, a horse pull and more. Check out the event page for more information.

July 7: Salem Open Horse Show


The Panorama Horse Show Circuit is hosting an open horse show from 9 a.m. to 8 p.m. at 751 W. Arrowhead Trail Road in Salem. Registration starts at 8 a.m. Classes include halter, showmanship, Western pleasure, reining, ranch riding, barrels, poles and keyhole.

July 6-7: Lavender Day 2018


Celebrate the lavender harvest at Young Living Lavender Farm in Mona, 3700 N. Old Highway 91. Activities include a Run Through the Lavender 5K race, 1K Family Fun Trot, Lane Frost Challenge Rodeo, distillery tours, wagon rides, live local entertainment, jousting, Western shoot-out, petting zoo, pony rides and more. Tickets are $12 for adults and $5 for children ages 3-11.

July 9-14: Farmington Festival Days


Non-food events are free to the public and held at various locations throughout Farmington. Activities include a movie in the park, tennis and basketball tournaments, pickleball, a parade, concert in the park, fireworks and more. Event details can be found at the listing.

July 12-14: Dinosaur Roundup Rodeo


The rodeo starts at 7:30 p.m. nightly at Western Park Arena, 302 E. 200 South in Vernal. Tickets are $15 for general admission and $6 for children ages 3-10. The rodeo is nationally recognized and features cowboys and cowgirls from the Professional Rodeo Cowboys Association.

July 12-24: Days of '47


Pioneer heritage will be celebrated through concerts, hikes, parades, a rodeo, marathon and more. See the event site for details and pricing for individual events.

July 13-14: Fountain Green Lamb Day


Events include a variety hour, softball tournament, ATV poker ride, craft fair, movie in the park, parade, fun run, watermelon-eating contest, mutton bustin', fireworks and more. Most events are held at the City Park at 300 W. Center.

July 13-14: Payson Scottish Festival


The 34th-annual Highland Games will be held in Payson at Memorial Park, 250 S. Main St. Admission is free. Activities include Highland Dance, Highland Athletic and bagpipe competitions, Celtic music and Scottish dancing, storytelling and strongman competitions, and traditional food, vendors and clans.

July 13-21: American Fork Steel Days


Events are scheduled at points throughout American Fork and are free to the public. Activities include a horseshoe tournament, car show, youth street dance, symphony concert, quilt show, free yoga and Zumba, art show, carnival, movie in the park, parade, fireworks and more. July 13-28: Spanish Fork Fiesta Days


Events will be held at the Spanish Fork Fairgrounds Arena at 475 S. Main St. Activities include parades, fireworks, carnival rides, fairs and a rodeo. Ticket prices vary.

July 20-21: Bountiful Handcart Days


Events are free to the public and include activities in the park, an arts and crafts exhibition, fireworks and a parade. Locations are event-specific and can be found at the event page.

July 23-24: Cottonwood Heights Butlerville Days


Events include a carnival, food trucks, planet-gazing, bingo, a movie in the park, inflatable bounce attractions, a chalk art showcase, fireworks and more. Activities are free to the public and details can be found at the event page.

July 27-Aug. 4: Wasatch County Fair Days


Events include a demolition derby, party in the park, live entertainment, an outdoor movie, battle of the bands, a rodeo, a carnival and more. Many events are free. Ticket prices for paid events vary; tickets can be purchased here.

July 28-Aug. 4: Highland Fling


Events, many of which are free, are held at locations throughout Highland. Activities include a hot air balloon festival, family movie night, parade, stage entertainment, fireworks and more. Full details can be found in the Highland Fling event magazine.

July 30-Aug. 4: World Folkfest


The World Folkfest celebrates cultures around the world at the Springville Arts Park at 700 S. 300 East. Performers are from Belarus, Bolivia, China, Hungary, Peru, Slovakia, Switzerland and the U.S. There's a free street dance on July 30 and tickets for performances can be purchased here. Prices are $6 for children, $10 for general admission or $30 for either family admission or single admission for the entire week.
