Buying And Selling A Utah Home During The Winter?


Buyers:

Buying Utah real estate in the Winter?  When buying a home in Utah in the winter you have better leverage because there are fewer options as inventory levels diminish.  Properties for sale during the holiday season and ahead of the spring market are often the properties that must be listed for sale and can't wait for job changes, inherited property, etc.  However, the number of home buyers ready to move during the cold months is in short supply..
You can be in the driver seat during the negotiations because the deals tend to get better when the supply is higher than demand.  Clients with flexibility in their moving time frame should take a serious look at making a purchase the week before Christmas, or right after the new year.  Being a buyer in the winter when there’s less competition combined with eager sellers is an ideal place to be when negotiating.

Sellers:

Maybe you've been transferred and need to make an immediate move, or perhaps you’ve had a new addition to your family and need to sell your one-bedroom condo to move into a larger space. While buyers can have an advantage in the winter market, sellers also can be successful by avoiding a few common mistakes.  Such as:
• Interiors must be well-lighted: It's important to make the interior of your property stand out in Utah's dark, dreary cold weather. A buyer will most likely run from their car to the front door in freezing temperatures and cloudy skies. Your goal is to create an incredible warm emotional experience for buyers who tour your home.  If your home lacks natural light, we recommend installing recessed lights throughout the dark areas in your home. Brightening the spaces even with lamps, will go a long way  and is a simple but effective fix.
• The heat must be on:  Put your heating system on a timer if you want to reduce your costs but whatever you do, make sure that when showings occur your property is adequately heated (68 or more degrees).  This especially applies to those who are selling a vacant property in Utah's winter. Even when the house is overall a good fit but felt cold and empty,  the buyers don't want to spend long exploring, and they can overlook all the good features while focusing on how cold they are. Don't waste an opportunity to sell because of the temperature.
• Professionally Stage Your Home:  Staging is a powerful tool for creating that emotional response of comfort and coziness that will compel a buyer to pick your property over the others. Focus on staging the master bedroom and the rooms you spent the most time using and enjoying.
• Display warm weather pictures of the exterior when your plants and trees are in full bloom: You can do this by leaving an opened album on the dining room table showing off your foliage or garden. Don’t allow the buyer’s only impression of your yard or facade to be the barren and gray landscape of the winter months. This is a small and easy trick that can make a big difference and get you closer to winning over that eager buyer who can’t put off a home purchase until spring.

One of the most important things to remember when you're preparing to sell your home is to get rid of clutter. Too much furniture is one of the major issues in making a house appear cluttered.  When professional staging is used, the stagers often remove as much as half of the owners furnishings.  It makes the house appear much larger and cleaner.  Sellers should take a hard look at what they have and ask themselves what they can live without.
Usually, stagers will furnish your space by floating furniture away from walls and re-position and staging sofas and chairs into cozy conversational groups.  They will place pieces so that the traffic flow in a room is obvious. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger. They are famous for moving furniture, artwork and accessories to alternate rooms you never would have thought about doing.
One of the things that makes staged homes look so warm and welcoming is great lighting. As it turns out, many of our homes are improperly lighted. To remedy the problem, stagers will increase the wattage in your lamps and fixtures. Staging doesn't depend on just one or two fixtures per room, either. Stagers will make sure you have three types of lighting: ambient (general or overhead), task (pendant, under-cabinet or reading) and accent (table and wall).

 When it comes to mixing the right accessories odd numbers are preferable, especially three. Stagers suggest rather than lining up a trio of accessories in a row, imagine a triangle and place one object at each point. Scale is important in staging, too, so in your group of three be sure to vary height and width, with the largest item at the back and the smallest in front. For maximum effect, group accessories by color, shape, texture or some other unifying element.
To update and freshen your kitchen stagers will often suggest getting new doors and drawer fronts. Then paint everything to match and add new hardware. And instead of replacing the entire dishwasher, you may be able to get a new front panel.
                            

When staging, you want to create a relaxing bedroom setting with luxurious linens and soft colors that will make a potential home buyer want to hang out.  And remember to de-clutter. By cleaning out your closets, you're showing off your storage space, which sells houses - it always ranks high on buyers' priority list.

  
Having tile professionally painted can stage a bathroom to look brand new. And accessorizing can make buyers feel like they're in a spa. Stager's will put out items like rolled-up towels, decorative baskets and candles. It's a great way to create a polished look, and it doesn't cost much to do.
Stagers hate unfinished projects because they can scare off potential buyers. Missing floorboards and large cracks in the sidewalk on the way to your door tend to be a red flag, for example, and they cost you less to fix than buyers might deduct from the asking price.
Staged homes are almost always graced with fresh flowers and pricey orchid arrangements, but you can get a similar effect simply by raiding your yard. Spring and summer blooms add splashes of cheerful color, or fall foliage warms up your decor on chilly autumn days and holly branches heavy with berries look smashing in winter.

7 Simple Steps To Winterize Your Home Garden


A gardener’s work is never done, and during fall, this means it’s time to get your growing space ready for winter. Really? The short answer is yes. You’ve already spent a lot of time, energy, and money on your garden, so it’s important to protect your investment.

Step 1: Clean out all the weeds.


The first thing you need to do is get rid of all the dead leaves and anything that looks diseased in your garden.  Basically, pull out anything you wouldn't want living in your garden next growing season.  It's much easier to do it now than in the spring when the root systems have grown deeper.

You might want to leave the foliage of your perennial flowers in your garden and not cut them back.  It adds some interest and plants such as cone flowers and ornamental grasses still look nice covered in the snow, plus they add extra food for birds. If you cut your perennials down, leave at least 6 inches of stem & leaves for protection.


Step 2: Protect your new garden beds.


Veggie gardens don't need winter protection.  But if your trying to establish some new plants, especially perennials, you need to add some extra coverage to protect your garden.


 Step 3: Plant your bulbs.


This needs to be done before the ground freezes if you want tulips, daffodils, or any springtime flowers. Many times, gardeners have trouble planting bulbs. Either the ground is too hard or they have clay soil, and they never seem to get the hole deep enough. You need it several inches deep, in most cases, so it has good protection over winter and is ready to bloom in spring.


Step 4: Give your plants one last drink, and then turn the water off.

Report: Salt Lake ranks No. 3 in U.S. for real estate investment

 Utah's capital city has joined the ranks of the top cities in America for commercial real estate investment, a new report indicates. Salt Lake City (No. 3) and Fort Lauderdale (No. 6) jumped into the top 10 for the first time in the study’s history.
 
SALT LAKE CITY — Utah's capital city has joined the ranks of the top cities in America for commercial real estate investment, a new report indicates.
This year’s top cities in the 'Emerging Trends in Real Estate 2018,' released Thursday by financial services provider PricewaterhouseCoopers and the Urban Land Institute were led by top-rated Seattle, followed by Austin, Texas and Salt Lake City at No. 3.
It was the Utah capital's first top 10 ranking in the annual report, making it the least populous city to ever break into the top 10.
“The growing interest in smaller cities by real estate investors is influenced by their relative affordability, coupled with a concentration of young, skilled workers,” said report co-author Mitch Roschelle. “The diverse, robust economies of these smaller cities make them very desirable to investors.”
Roschelle noted that Salt Lake City's combination of job growth and an increasing number of young professionals within its worker population has worked in its favor. He also noted that the cost of doing business is 12 percent lower than the national average, making Salt Lake City even more attractive to investors.
'(They're) growing a population of young folks, and they're finding jobs. Employers are coming and they need employees,' Roschelle said. 'They need space for the employees. They're renting space and driving the rents up. This is all the virtuous cycle that cities look for in terms of growing and expanding their economy.'
The move toward higher investment in small metro areas like Salt Lake City is one that is likely to continue for the foreseeable future, he said.
“The trend of smaller markets displacing larger ones as investment hubs is setting a new course for urban development that is reshaping cities across the nation,” said ULI Global CEO Patrick Phillips. “These cities are positioning themselves as highly competitive, in terms of livability, employment offerings, and recreational and cultural amenities.”
A local analyst said Salt Lake City's reputation for economic vitality has helped make it a sought-after locale for larger capital investors.
Historically Utah’s investment market has been dominated by local investors, with a portion coming from California, explained Eli Mills, senior vice president and investment specialist for the Salt Lake office of commercial real estate firm CBRE. This trend has changed significantly over the past three years to include a great deal of out-of-state and institutional buyers, he said.
Institutional investors are large organizations, such as banks, pension funds, labor unions, or insurance companies that make substantial investments on the stock exchange, Mills explained.
'Typically, institutional investors will only invest in markets where they see the potential for high returns and good future growth,' he said. 'Utah has shifted from a market that national and global investors research for potential investment, but do nothing about to a market where they are increasingly, actively investing their money.'
